4 Things you need to know when choosing a REALTOR®
Putting a price tag on something as personal as a home can feel overwhelming. Where do you start? Which Realtor should you choose? I’m here to give you a couple little pointers for choosing a realtor to buy or sell what may be your biggest life investment!!!
The best realtors have ninja-ability communicating skills: It's important to choose a Realtor who responds quickly. And they've got to answer your questions thoroughly. This is one of the biggest and most important parts of the job! Believe me. So make sure you’ve got someone who’s good at being in touch. Go ahead and weed out the ones who don’t respond to your calls right away.
They’re representing you and only you: Did you know the rules of real estate have recently changed? Yup! Have you heard of Dual Agency? It’s when a Realtor represents both the buyer and the seller in the sale of the same property. Dual Agency is currently banned. It can’t be done. Some agents will try and tell you they can write up your contract as an “unrepresented party.” Don’t do it! (unless you’re SUPER real estate savvy) . This means that they haven’t got your best interests at heart. They are working for their seller and only the seller. So pleeeaaase! Get yourself an agent that will represent you alone and give you the best service possible!
Marketing: If you’re listing, it's not enough to put your property on the MLS and sit around waiting for a call that may or may not come. So ask yourself, what is your realtor doing for you? Videos? Professional photos? 3D Tours? Targeted advertising? Don’t be shy to ask your realtor what their marketing plan is before you decide to hire them. You’re in charge here and you’ve got to be happy with the effort they’re putting in to get you the best deal possible!
Do you vibe with them: Pretty simple. Do you get each other? Selling houses is much more than numbers. It's also about people. The process is going to be WAY more bearable and even FUN if you’re working with someone you get along well with. That’s why it’s a good idea to sit down with a realtor and have a chat before you get too involved with them.
